Why do Contractors have different rates. If you are in the process of selecting a contractor for your Home renovation project, you must have spoken to 3-4 contractors. You must have received several estimates. No two estimates will be same.
WHY?
Very first thing you have to know is that each contractor is seeing the project differently.
Each contractor is visualising his way of executing your project. Each contractor is making his own assumptions about design & material.
Each contractor is thinking about your expectations in a different manner.

Hidden charges
Many contractors who win projects, do not mention certain tasks inside the estimate. Breaking charges are one popular item. They will not mention this task, later in the middle of the project, they will inform you that your house needs major breaking. Now you have already paid lakh or two & work has started, now you cannot back off…
Incorrect measurement
Some contractor might use incorrect method of calculating area. Or might use incorrect dimension. This could be due to his oversight or it could be an unethical way..

regarding extension plans – usual ideas & possibilities are
1) shift Kitchen to terrace or balcony or passage area, keep it small
2) merge Toilet & bathroom in to one, this will make some more area available
3) once kitchen is shifted, kitchen room can be converted in to small bedroom

I would like to share my cost of home renovation, going to finish this month. it took me little more than 1.5 months. I spent 8 lakh for 480 sq.ft. i.e. 1667/- per sq.ft. I used the best material for plumbing, wiring, sliding window, all sanitary fittings, WC, wall tiles and bathroom tiles etc. This is just to help taking information decision whoever visits this site.
